Install Sash Windows To Increase The Attractiveness Of Your Home

By Gavin Martellio

Sash windows add charm and character to homes both old and new. For a more authentic appearance choose wooden windows. The fine grain of timber adds an elegance that is missing if synthetic frames are used. By using timber as a decorating feature, your home will look smart and stylish.

The benefit is most evident in warm or hot weather. As half the window slides open, the maximum amount of fresh air is allowed in. This factor also makes cleaning quite easy. There is no need to go outside to clean the glass panes. The window can simply be slid up or down to enable access.

You can select from wooden or synthetic frames. PVC is sometimes used and is low on maintenance. However for more authenticity timber is to be preferred. Hardwoods will last longer and will be easier to maintain than softwoods. If timber is treated properly in the beginning and then maintained correctly, both hard and soft wood should have good durability. These are an easy home improvement task which will add value and beauty to your home.

Various timbers are used for the framework. Some of the more common ones include meranti, ash, redwood, oak and Siberian larch. Check out suppliers until you find frames that have been triple laminated. These will be stronger and more durable. If you enjoy DIY, you can buy kits and install them yourself. This will save you even more money.

Wooden frames may warp and rot if not maintained properly. Most European hardwoods will have been pressure treated to improve the resistance to rot and insect damage. Be sure to check the warranty given on new sash windows. If the frames have been made of softwood and do not last well, the box frame can be dismantled for easy access and repair.

When the time comes to repair or replace existing frames, ask your hardware merchant about advances in technology. You may be able to use safety or security glass. Coated or tinted glass will save on energy. Traditionally, these windows open and close through a mechanism of cords and weights. A spring balance may be a more efficient and durable improvement.

Timber sash windows have a reputation for sticking. This is especially so in areas of high humidity. Moist air causes expansion and swelling of the timber frames and they become difficult to operate. Before you can free up the window, you will need to get it open. This can usually be achieved by inserting a putty knife between the sash frame and the window-sill. Work on each side until it becomes free.

If the window still won't open, use a pry bar. Place it between the sill and the window. To prevent the bar damaging the window-sill, place a piece of wood under the jemmy. Work from one side to the other until you can loosen the corners and open the window. Clean the channel of debris and any blobs of old paint. Find the area which is causing the sticking and sand it down with a sanding block and some 80/100 grit paper. Wax the channel for added ease of operation. Timber sash windows will add value and class to your home.
